2nd Quarter 2008 Sales Report for Hide-A-Way Hills, OH

I suppose it was the magnitude of the drop and the overwhelming desire not to relay the bad news which has delayed me from giving a quick analysis of the sales in Hide-A-Way Hills, Ohio for the 2nd quarter of 2008.

A total of 4 homes ranging from $179,900 to $59,900 were transferred in the 2nd quarter of 2008 with the average home price being $123,888. This is a 60% drop off of the number of sales recorded in the same quarter of the previous year and a close to $70K drop in average priced home. Although, the drop in the average home price can most likely be related to the fact that no lakefront homes sold 2nd quarter 2008.

First and second quarters remained equal in the number of transactions closed, but certainly second quarter was well behind when considering seasonal adjustments.

Of the 4 homes recorded in the Columbus MLS, one was a bank owned property along with one being sold at an auction well below market value. This is the fourth consecutive quarter no homes on the Lake of Four Seasons have transferred.

1 land sale was recorded for .47 acre for $5,700.

Times on market for homes sold this quarter ranged from 293 days to 18 days. Of the homes sold this quarter, the average number of days on market was 140 days which is a decrease of 117 days over last quarter's DOM.

Now for the good news, at the time of this writing 6 homes are listed as being under contract by the end of July which means the first month of the 3rd quarter already exceeds the entire 2nd quarter stats on home sales.
